Scope first, price second
A Spanish lump-sum quote cannot be checked, compared or defended later. We remove that by drawing the work and writing the material schedule before anybody prices it.
The same documents then go to several contractors, so the offers you compare cover identical work, and later variations are priced against something already agreed.
Documentation you can rely on
Drawings, lighting and electrical plans, material schedules and approved decisions are kept in one place, so a question in month five is answered from the record rather than from memory.
Site reporting is photographic and regular, tied to the programme agreed before work started.
Licences and technical consultants
Surface work is normally covered by a minor licence, while structural, installation or façade work needs a major licence and documentation from technical consultants.
Processing time depends on the municipality and the scope. We prepare and coordinate the documentation and work with the consultants who submit it, so the programme rests on actual approvals.

First conversation
Usually a video call with your floor plan on screen, arranged around your time zone rather than ours.
Site visit and survey
We measure the property properly and read the plan: daylight through the day, wasted circulation, missing storage.
Concept and drawings
Layouts, materials, lighting plans and renders of the key rooms, presented in batches so you decide in one sitting.
Tender and programme
Contractors are tendered on our own drawings, so you compare real prices on the same scope before anything starts.
Site supervision and reporting
We attend site, check the work against the drawings and report progress with photographs on an agreed rhythm.
Installation and handover
Furniture, joinery and lighting delivered, installed and styled, so the house is finished the day you arrive.

- Do you work in German?
- Our working languages are English, Swedish and Spanish, and this site is available in German. Project material is produced in English and translated into Spanish for the trades, so nothing is lost between drawing and site.
- How do we know the price is fair?
- Because it comes from a tender on our own drawings. You see several contractors' figures for the same defined scope rather than one total you cannot examine.
- Who supervises quality on site?
- We do, in person, against the drawings, and we report with photographs on an agreed rhythm.
- Can you handle furniture and equipment as well?
- Yes. Furniture, joinery, lighting and textiles are procured, tracked, delivered, installed and styled.
