Marbella houses are rarely a blank page. Most come with a layout built for a different decade, dark interior cores and finishes chosen for a show flat. We re-plan them for how the house is actually lived in, then run the work on the ground so owners abroad are not managing trades from another country.

What we do on a Marbella project
The starting point is a measured survey and an honest read of the plan: where light lands through the day, where circulation is wasted, where storage is missing. From there we produce revised layouts, lighting and electrical plans, joinery details and a material schedule a builder can price.
We then take the project through delivery — tendering and appointing contractors, coordinating the documentation the works require, supervising site, and handling procurement, deliveries and final installation.

Working with owners who are not in Spain
We act as the client's presence on site. Decisions are put to you in batches with samples and drawings rather than one question at a time, and progress is reported with photographs on an agreed rhythm.
Reporting is in English, Swedish or Spanish, and the same person stays with the project from first drawing to installation.

Consultation and site visit
We walk the property, discuss how you plan to use it, and agree what the project needs to achieve.
Concept and drawings
Revised layouts, material samples, lighting plans and renders of the key rooms for approval.
Budget and tender
The scope is priced, contractors are tendered and appointed, and the programme is agreed before work starts.
Site supervision
We attend site, check work against the drawings, resolve queries with the trades and report progress.
Procurement and installation
Furniture, joinery and lighting are ordered, tracked, delivered and installed, then the house is styled and handed over.

- Do you work on houses that are already furnished?
- Yes. Some Marbella commissions are full renovations, others are a re-plan of two or three rooms plus new furniture. We scope the work around what the house actually needs.
- Can you manage the project while I am abroad?
- That is how most of our Marbella projects run. We appoint and supervise the contractors, attend site, check work against the drawings and send scheduled photo reports.
- Do you handle building permits in Marbella?
- We prepare and coordinate the documentation the works require and liaise with the technical professionals who submit it. Timelines depend on the municipality and the scope of works.
