Renovation and project management
A renovation in Spain run from another country is mostly a coordination problem: quotes that are not comparable, decisions needed faster than post travels, and nobody on site checking that what was drawn is what is being built. This is the part of the service that solves that.

Tendering that can actually be compared
Contractors are priced against one complete drawing set and one written scope, so the quotes you receive differ in price rather than in what they include.
We review the returns line by line, flag the exclusions that usually become variations later, and recommend an appointment with the reasoning written down.
Supervision on site
During the works we attend site at the stages that matter, check completed work against the drawings, and deal with trade queries directly instead of forwarding them to you.
Variations are documented before they happen, with their cost and programme effect, so the budget you approved stays recognisable.
Reporting you can follow from abroad
You receive written progress reports with photographs on an agreed schedule, in English, Swedish or Spanish, along with an updated programme and a live list of the decisions we need from you.
Decisions are grouped and put to you with samples and drawings so you are not answering one question a day for six months.
Closing the project properly
Handover includes a snag inspection, a closed-out defect list, and the documentation and warranties for the work and equipment installed.
Where furniture and styling are part of the commission, installation is sequenced so the house is complete on the day you arrive.

Tender
Contractors are invited, priced against identical information, and compared line by line.
Programme
A works programme is agreed with the appointed contractor, including the decision deadlines it depends on.
Works and supervision
Site visits, quality checks against the drawings, variation control and scheduled reporting.
Snagging and handover
Defects listed and closed, documentation collected, keys handed over with the house complete.
Project examples
Case studies where the works were tendered, permitted and supervised on the owners' behalf.
Questions
Frequently asked
- Do you take on project management without the design?
- Yes, where a complete and buildable drawing set already exists. If it does not, we will say so — managing a project against incomplete information is how budgets slip.
- How often do you visit site?
- Visit frequency is agreed at the start and depends on the stage; critical stages such as demolition, first fix and tiling need closer attention than the middle of a programme.
- How do I follow progress from abroad?
- You receive written progress reports with photographs on an agreed rhythm, plus a running record of decisions taken, variations and their cost effect.
- Do you hold the contractor's money?
- No. Contractors invoice you directly. We check the work against the drawings and the programme and confirm what has genuinely been completed before you release a payment.
- What about licences and permits?
- We coordinate the documentation the works require and liaise with the technical professionals who submit it. Approval times are set by the municipality, not by us.
