Where the value sits in a new build
In a newly delivered villa or apartment the structure is sound, so effort goes where it is felt daily: storage that actually holds a family's belongings, a kitchen that works for cooking rather than photographs, lighting that can be dimmed for evenings, and surfaces that behave in strong coastal light.
We produce a revised plan, joinery drawings and a full material and lighting schedule, then coordinate the trades and suppliers needed to execute it.
Designing for the view
Almost every property here is oriented towards the sea. Seating heights are kept low so sightlines stay open, and the palette is muted so the horizon remains the strongest element in the room.
The terrace is planned at the same time as the interior, with continuity of colour, material and lighting so the two spaces are not two different houses.
If you are buying off-plan
Being involved before handover lets us adjust electrical and lighting positions, revise the kitchen layout and swap finishes at cost rather than reworking them afterwards.
We coordinate with the developer's team on your behalf and keep a record of what was agreed, so the unit you receive is the one that was specified.

- Can you change the developer's standard specification?
- Often yes, if we are involved before completion. Kitchen layouts, joinery, flooring, lighting positions and bathroom finishes are the items most worth revisiting.
- Is it better to start before or after handover?
- Before, when possible. Changes made while the unit is still being built cost less than reworking finished rooms, and lighting and electrical positions can still be moved.
- Do you furnish the apartment as well as design it?
- Yes. We specify and order the furniture, joinery, lighting and textiles, manage lead times and deliveries, and install and style the property before you arrive.
- How do you handle terraces?
- We treat the terrace as a room: shade, lighting, outdoor furniture and planting are planned with the same palette as the interior so the two read as one space.
