A winter home is not a summer rental

If you are here from November to March, low winter sun, heating, glazing and the usable part of the terrace matter more than shade does. Houses sold as holiday properties are rarely planned for that.

We plan around your season: where the sun actually lands in January, which rooms get used daily, where the storage for long stays goes.

Letting it out part of the year

If part of the year is rented, the house has to take wear without looking like a rental. That means durable finishes, generous lockable storage and furniture chosen to survive turnover.

Tell us early whether letting is part of the plan; it changes materials and layout, not just styling.

Everything handled locally

Design and drawings, licences coordinated with the technical consultants who submit them, contractors tendered and appointed, site supervised weekly, furniture procured and installed.

You approve in batches and receive photographs; we hold the day-to-day with the trades in Spanish.

First conversation

Usually a video call with your floor plan on screen, arranged around your time zone rather than ours.

Site visit and survey

We measure the property properly and read the plan: daylight through the day, wasted circulation, missing storage.

Concept and drawings

Layouts, materials, lighting plans and renders of the key rooms, presented in batches so you decide in one sitting.

Tender and programme

Contractors are tendered on our own drawings, so you compare real prices on the same scope before anything starts.

Site supervision and reporting

We attend site, check the work against the drawings and report progress with photographs on an agreed rhythm.

06

Installation and handover

Furniture, joinery and lighting delivered, installed and styled, so the house is finished the day you arrive.

Frequently asked

Which language do we work in?
English or Swedish. Norwegian clients usually keep conversation in Scandinavian and written material in English. The trades are handled in Spanish by us.
We are here mainly in winter. Does that change the design?
Yes, and it should. Winter light, heating, glazing and which terrace is usable in January all affect layout and material choices.
Can the house be ready for a specific arrival date?
Tell us the date at the start. It usually determines the order of works and when furniture has to be ordered, since lead times decide the finish date more often than building does.
Do you handle the furniture too?
Yes — procurement, delivery, installation and styling, so the house is complete rather than a building site with boxes in the hall.
