Interior design on the Costa del Sol for US and Canadian owners

Buying on the Costa del Sol from North America means a long flight, a six to nine hour time difference and a construction culture that works nothing like the one you know. We act as your presence here: design, contractors, supervision and installation, all in English.

Built for a long-distance owner

With a time difference this large, ad-hoc questions do not work. Decisions reach you in batches with drawings and samples, and calls are scheduled for your morning or evening rather than ours.

Between those calls, the project keeps moving because we are the ones on site making the small calls the trades need answered immediately.

What differs from a US or Canadian renovation

Construction here is masonry rather than timber frame, permitting is municipal and varies, and contractor quotes are often single lump sums instead of priced line items.

We convert that into something recognisable: drawn scope, material schedule, competitive tender, agreed programme, documented site supervision.

Ready on arrival

You are unlikely to visit often, so handover matters more than usual. Furniture, joinery and lighting are ordered early, tracked, delivered, installed and styled.

The intention is a house that is finished and functioning the day you land, not a project waiting for your input.

Notre méthode

Le processus, étape par étape.

01

First conversation

Usually a video call with your floor plan on screen, arranged around your time zone rather than ours.

02

Site visit and survey

We measure the property properly and read the plan: daylight through the day, wasted circulation, missing storage.

03

Concept and drawings

Layouts, materials, lighting plans and renders of the key rooms, presented in batches so you decide in one sitting.

04

Tender and programme

Contractors are tendered on our own drawings, so you compare real prices on the same scope before anything starts.

05

Site supervision and reporting

We attend site, check the work against the drawings and report progress with photographs on an agreed rhythm.

06

Installation and handover

Furniture, joinery and lighting delivered, installed and styled, so the house is finished the day you arrive.

Exemples de projets

Three delivered projects, each run for owners who were not in Spain during construction.

Questions

Questions fréquentes

How do we handle the time difference?
Calls are scheduled to suit your day, and decisions are batched so you rarely need to respond urgently. Site questions are resolved here rather than sent to you.
Can the whole project run before we ever visit?
Yes. Nearly all our projects run with the owner in another country, and several owners first see the finished house on arrival.
Do you work with local architects and technical consultants?
Yes. Where the works require licensed submissions we work with the technical consultants who prepare and submit them.
How do we pay and track cost?
Design is priced against your scope after the first site visit; construction is priced by tender, so you see contractor figures for a defined scope and know what is fixed and what still depends on open choices.

Planning a home on the coast from the US or Canada?

Send the address or listing, a floor plan if you have one, and how you plan to use the home. We reply within two working days with a first view on scope, timeline and a realistic budget range.
