Design is priced against your scope after the first site visit. The construction side is priced by tender, so you see the contractors' own figures rather than one unexplained total.
We say up front which parts are fixed and which still depend on choices you have not made yet, instead of quoting a number that quietly moves.
Someone on site every week
Spanish renovations rarely go wrong on the drawing; they go wrong in execution, when nobody checks. A mistake caught the same week is an adjustment. The same mistake after tiling is a rebuild.
We are the owner's presence on site: visits, checks against drawings, questions resolved directly with the trades, photographs to you.

First conversation
Usually a video call with your floor plan on screen, arranged around your time zone rather than ours.
Site visit and survey
We measure the property properly and read the plan: daylight through the day, wasted circulation, missing storage.
Concept and drawings
Layouts, materials, lighting plans and renders of the key rooms, presented in batches so you decide in one sitting.
Tender and programme
Contractors are tendered on our own drawings, so you compare real prices on the same scope before anything starts.
Site supervision and reporting
We attend site, check the work against the drawings and report progress with photographs on an agreed rhythm.
Installation and handover
Furniture, joinery and lighting delivered, installed and styled, so the house is finished the day you arrive.

- Which language do we work in?
- English, or Swedish if you prefer. The site itself is available in Finnish, and everything going to the trades is translated into Spanish by us.
- What does a renovation on the coast cost?
- Design is priced against your specific scope after the first site visit; construction is priced by tender so you see real contractor figures. We do not publish a rate that would not apply to your house.
- How long does a project take?
- It depends on scope, licences and lead times on furniture and joinery. We set the programme with you before work starts and flag early if a delivery threatens it.
- What about licences?
- The type of licence depends on the works and the municipality. We prepare and coordinate the documentation and work with the technical consultants who submit it.
